The prices are very relative, it all depends on the access to the land, the distance from the beach, the type of soil.
Our idea is to focus on Bingin, Uluwatu area and achieve prices of around 15-20 million.- Bingin Area, Uluwatu - 15 - 35.000.000/are (the big difference here applies when the sea view factor comes in place).
- Ungasan Area - 8 - 14.000.000/are.
- Canggu/Pererenan Area - 20 - 35.000.000/are

The constructions are basically focused on two types:
- Hotel/Resort/Boutique hotel accommodation type.
- Villas. The villas can be built both for sale and for vacation rental exploitation, where we focus.
For sales projects, the fastest returns are obtained through the villas.
Passive income projects and in higher amounts, without a doubt the best option is the hotel type of accommodation.
For this project both points of views are interesting. As both models apply. -
We must always calculate between 10 and 24 months depending on the size of the project.
For the current project, the timeline is 10 to 12 months. (as more similar units have been designed and currently in development, it helps us speed up the time), and as the land is located and pre-arranged already.
Eg: A 15-room project takes around 2-3 months for design and architecture, 10-12 months for construction and 1-3 months for interior design and finishes. In these last 2 months is when the preparation of the staff and operations begins -
This totally depends on the agreement reached with the owner of the land. In general, we always bid for 25+20, but it can be 20+10, 30+10... It can even be 25+25. There is no
definition of such a minimum or maximum. For this project we are considering a 25 years lease.
